From Months to Days: How AI is Transforming the Building Permit Process 
Slow permitting is one of the most consistent and costly complaints in residential development — and the bottleneck is beginning to crack. A wave of AI-powered plan review tools is moving from pilot to deployment across the country. Cities like Honolulu, Austin, Seattle, and Los Angeles have cut review times by 70% or more. In Honolulu, a review that once took hours now takes 15 minutes. In Los Angeles, post-wildfire rebuilding permits that would have taken months were turned around in a day.

These tools are not replacing human reviewers. They screen applications for completeness and code compliance issues before submission, reducing correction cycles and freeing staff to focus on decisions that require professional judgment.

This is no longer a future-state conversation. The question for Triangle builders, developers, and local government partners is not whether AI will change the permitting process — it is how to be ready when it does.
